NOTICE IS HEREBY GIVEN pursuant to an Order dated November 15, 2022 entered in Civil Case No. 2019 CA 000296 F in the Circuit Court of the 1st Judicial Circuit in and for Okaloosa County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE CWABS, INC., ASSET-BACKED CERTIFICATES, SERIES 2005-IM1, Plaintiff and NANCY R. O'BRIEN A/K/A NANCY RENEE O'BRIEN; SUNTRUST BANK, are defendants, JD Peacock II, Clerk of Court, will sell the property at public sale at www.okaloosa.realforeclose.com beginning at 11:00 AM CST on January 5, 2023 the following described property as set forth in said Final Judgment, to-wit:.

Beginning at a concrete monument at the Northeast corner of Lot 15, amended map of Paradise Point, as recorded in Plat Book 2, Page 171, records of Okaloosa County, Florida, proceed along the West R/W of a State Road, North 13 degrees 10' West for 43.81 feet North 1 degree 07' East for 58.20 feet to a concrete monument for the POB, thence continue North 1 degree 07' East for 55.0 feet to a concrete monument; thence South 76 degrees 50' West 417.7 feet to a concrete monument marking the Bayou, thence meander the Bayou South 51 degrees 21' East for 74.34 feet to a concrete monument, thence North 76 degrees 00' East for 358.4 feet to the POB, all the above described land lying in Section 31, Township 1 South, Range 23 West, Okaloosa County, Florida.

A parcel of land in Section 31, Township 1 South, Range 23 West, Okaloosa County, Florida, commencing at the common property marker between Howland and Burkman properties, said point being the Southeasterly corner of Burkman property and Northeasterly corner of Howland property, said point also being on the West right-of-way line of Paradise Point Road (66'R/W) thence South 76ᄚ00'00ヤ
West along the common property line, a distance of 227.00 feet to the Point of Beginning, thence continuing South 76ᄚ00'00ヤ West, 158.39 feet, more or less, to the shoreline of Garniers Bayou; thence Southeasterly along said shoreline, 3.9 feet, more or less, to a point 3.4 feet Southerly of and perpendicular to said common property line; thence departing said shoreline, North 76ᄚ00'00ヤ East, 106.66 feet, more or less; thence North 72ᄚ06'03ヤ East, 50.00 feet to the Point of Beginning.
